Leisure fishing lake, 0.35 ha in Poitou-Charentes

Splendid leisure lake of 5,200 m² with a water surface of 3,500 m² at Combrand, near Cerizay. Maximum depth 2.5 m, enclosed and wooded grounds with secure fencing, well maintained throughout. The lake was dredged in 2025 (silt-free) and benefits from an anti-silting system with bottom overflow. Water is sourced from an upstream stream and the fishery is registered as compliant with the local water authority (DDT).

Complete and functional infrastructure: fishing lodge renovated in 2025, concrete pontoon, partially reinforced banks, maintenance cabin, stream running through the plot. Last filled in December with the introduction of a few ornamental koi carp. A genuine green oasis ideal for leisure, fishing or light aquaculture.
